My name is Bradley Koser, Owner of B Safe Home Inspections, LLC. I own a local inspection company that services Danville Pennsylvania and surrounding areas, and I wanted to take a moment to introduce myself. I have been in the construction industry for 25+ years, my experience includes everything from modular to stick built homes from structure to finishes.  I believe that I could be a real asset for your home buying experience. I am experienced in assisting clients in understanding their home and the issues with it , without being an alarmist. I also make sure that I am there for my clients afterward, and I take the time to answer their questions and make them more comfortable with owning their home.   As far as the add on inspections; Pest, Radon and Water, I work with the local professionals in the area to give the clients the very best inspection possible. PRICE LIST

Basic home inspection-$350.00 (up to 2000 sq ft) + $50 per additional 400 sq ft. 

Additional charges for Duplex units may apply.

We also offer coordination of additional inspections, (ie. Pest, Radon, Mold Reviews, Water) for an added $25.00 fee. 

As an ASHI member, I must adhere to ASHI standards of practice. This means that I will inspect all of the following (when accessible) during a basic home inspection:

-Roof, vents, flashings, and trim

-Gutters and downspouts

-Skylight, chimney and other roof penetrations

-Decks, stoops, porches, walkways, stairs and railings

-Eaves, soffit and fascia

-Grading and drainage 

-Basement, foundation and crawlspace

-Water penetration and foundation movement

-Heating systems

-Cooling systems

- Water heating system

-Interior plumbing fixtures and faucets 

-Drainage sump pumps with accessible floats

-Electrical service line and meter box

-Main disconnect and service amperage

-Electrical panels, breakers and fuses

-Grounding and bonding

-GFCIs and AFCIs

-Fireplace damper door and hearth

-Insulation and ventilation

-Garage doors, safety sensors, and openers

-Structural systems 

-Plumbing systems And more!

-A professional home inspection will typically take about 2 to 3 hours. Reports are sent by emailed when completed.

-Accepted forms of payment include: Cash, check, money order and credit/debit card. (Additional processing fee will be charged for credit/debit cards)
